The biggest predictor of whether a construction project goes well isn't budget or scope — it's whether everyone agrees on how decisions get made. Here's how ours work.
60–90 minutes, no charge
We come to your home, walk every room you're considering, and listen. No pitch deck. We ask about how you actually live in the space — where the bottlenecks are, what you've tried that didn't work, what your timeline pressures are.
Deliverable: Site notes, rough scope, candid feasibility opinion.
2–8 weeks depending on scope
If we're a good fit, we develop drawings — either with our in-house designer for kitchens/baths, or in collaboration with your architect on larger projects. For energy retrofits we also run a model so you know what return to expect.
Deliverable: Schematic drawings, material allowances, energy model where relevant.
1–2 weeks after design lock
Line-item budget — every category broken out, with the assumptions documented. No 'allowances' the size of a small car. If we're guessing on something, we say so.
Deliverable: Written line-item proposal with payment schedule and contract draft.
Township-dependent, typically 2–8 weeks
We handle every permit ourselves. Drawings stamped where required, calcs from a structural PE on load-bearing changes, energy code compliance documented. We attend every inspection.
Deliverable: Approved permits, posted on site, inspections scheduled.
Per schedule, with weather contingency
Daily site management by your project manager. Weekly photo report by email every Friday by 5pm. Material deliveries scheduled to minimize site clutter. Trades sequenced so the project doesn't sit waiting for someone.
Deliverable: Weekly progress reports, change orders only when truly needed.
Final walk + 30/60/90-day check-ins
Punch list developed together. Every item closed before final invoice. We hand over warranties, manuals, paint codes, and a binder with everything you'll need for the next decade.
Deliverable: 30-month written workmanship warranty + maintenance binder.
